Annexum launches Dutch Microfund

On 26 May, Annexum launched a microfinance investment fund specifically targeted at the private investor. Annexum is adding this fund to its range of real estate funds because it believes that microfinance provides a solid basis for attractive returns. Annual average returns in the 7% and 9% range are forecast. Annexum Director Huib Boissevain says: “In fact, Dutch Microfund yields profit two ways: the investor gets a good return in both financial and social terms.”

Profit for all concerned

“The core of microfinance is about providing loans to people who have inadequate or non-existent access to financing,” says Boissevain. “This tends to be about small loans to entrepreneurs who want to provide for their basic wants without relying on other sources.” The average value of these loans stands at the € 300 mark. The loans are provided by small and medium-sized banks, often called microfinance institutions or MFIs. These days MFIs offer more and more savings and insurance products in addition to microcredits. Dutch Microfund gives the individual investor the opportunity to invest in these MFIs.

Monthly investment opportunity

A number of major Dutch banks invest in microfinance funds but do not offer this option to private investors. Boissevain: “We’re always looking for attractive returns for investors, and this explains why we believe that investments in microfinance deserve a place in everybody’s portfolio along with property funds. With a fund like this not only do major institutional investors get a look-in, but so does the individual investor.” Experience shows that some 97% of the loans are paid back, allowing the fund to believe that an average annual return in the 7% - 9% range is achievable. Shares in the fund are tradable once a month. Investors can choose whatever amount they wish to invest provided they exceed a € 1,000 threshold.

European Hospitality Properties acquires Achat hotels in Germany

Amsterdam, January 2008 – The European Hospitality Properties N.V. investment fund has reached an agreement covering the acquisition of Achat hotels in Germany.

The hotels are all 3 or 4 star establishments and are located in Karlsruhe-Bretten, Hannover-Langenhagen and Hoyerswerda.

The Achat hotel chain manages these hotels. The Hanover hotel includes a cinema, a library, office accommodation and retail units. Given the various transactions involved, the deal covering the hotels is expected to be formally completed in the course of 2008. The acquisition of the German hotels provides an excellent complement to the existing portfolio that already includes six Golden Tulip Hotels in the Netherlands.

European Hospitality Properties N.V. is an investment fund that targets the purchase of superior grade European hotels. 3 or 4 star hotels under sound management are sought after. The fund has been set up by Annexum together with Merchant Bankers Kempen & Co.

Casino Vastgoed Amsterdam C.V. sold

Amsterdam, June 2007 – Following approval by the participants, Annexum sold Casino Vastgoed Amsterdam C.V. to a group of Irish investors for EUR 63.2 million. This amount exceeds the original purchase price of the property by approx. 50%. Including the selling profit and the payouts during the past four years, the total return comes to over 110% per participation. CB Richard Ellis initiated this transaction, while De Brauw Blackstone Westbroek and PricewaterhouseCoopers served as advisors.

Holland Casino Amsterdam is one of the most modern casinos in the world, located at Max Euweplein, directly behind Leidseplein. The impressive building has a surface area of approx. 10,000 m2 with amusement arcades, roulette tables, bars and restaurants.

According to Huib Boissevain, director of Annexum, this project has turned out to be a very attractive property investment. “The building has an excellent location. For a property investment, the building location and the quality of the occupant play a key role. The rental period and the solvency of the occupant are also important elements. Casino Vastgoed Amsterdam C.V. is a perfect example of this.”
