Since the start of Annexum in the year 2000 the company has quickly become recognised as an established professional marketplayer in The Netherlands.
The funds that Annexum Invest has structured and placed have primarily been in the Netherlands. In recent years a number of prime office-, retail- and industrial properties have been acquired. All these properties are on excellent locations and produce a stable income.
MECC
The Maastricht Exhibition & Conference Centre (MECC) consists of 3 exhibition halls, a 4 star hotel, a conference centre and 4 business centres and sufficient parking space. MECC is situated in the centre of the Euregio, an excellent location for an exhibition and conference centre.
The total lettable floor space is over is over 67.000 m2. Over 64% of the total annual rental income comes from the principal tenants: NH Hoteles and the Municipality Maastricht, with lease contracts until 2016 – 2018.
De Planeet
Located in the very heart of one of the bigger cities in the Netherlands this shoppingcenter houses branches of well known retailers like Ahold, Miss Etam and local players like Kruitvat, Intertoys and It's Electric.
On the top floors the School of Arts and Science has rented the office floors until 2012.
Because of the constant high demand for first class retail space and the long lease of the offices, the rental income of this investment is very stable. Furthermore through active management and good relationships with the tenants the value of the building wil be optimised further.
Casino Amsterdam
Following approval by the participants, Annexum sold Casino Vastgoed Amsterdam C.V. to a group of Irish investors for EUR 63.2 million. This amount exceeds the original purchase price of the property by approx. 50%. Including the selling profit and the payouts during the past four years, the total return comes to over 110% per participation. CB Richard Ellis initiated this transaction, while De Brauw Blackstone Westbroek and PricewaterhouseCoopers served as advisors.
Holland Casino Amsterdam is one of the most modern casinos in the world, located at Max Euweplein, directly behind Leidseplein. The impressive building has a surface area of approx. 10,000 m2 with amusement arcades, roulette tables, bars and restaurants.
According to Huib Boissevain, director of Annexum, this project has turned out to be a very attractive property investment. “The building has an excellent location. For a property investment, the building location and the quality of the occupant play a key role. The rental period and the solvency of the occupant are also important elements. Casino Vastgoed Amsterdam C.V. is a perfect example of this.”
The Globe Den Haag CV
Annexum established The Globe Den Haag C.V., its latest investment fund in August 2007. Ownership of the remarkable building The Globe in The Hague has been transferred to the investors. Total assets of the investment fund amount to EUR 43.7 million, with shareholders’ equity coming to EUR 13.2 million. A fixed interest rate has been agreed for the next seven years, thus effectively hedging the interest risk. The forecasted operating return for this limited partnership averages 9.4% per year. The return will be distributed to the investors twice a year.
The Globe combines offices, shops and leisure facilities. It has a surface area of approx. 24,000 m2, which is occupied by twenty lessees, including the engineering firm DHV, EON/D-Gas, Carlson Wagonlit Travel, Care Vision, Bever Zwerfsport, Acquion, Fit All Day and the Hans Struyk bicycle shop. Also Europe’s largest ice climbing wall, a regular indoor climbing wall and a diving school with diving basin are located in The Globe.
